MINI POST IN KOMPLEKS SELAYANG CAPITOL



Pejabat Pos in our complex had moved to Selayang Mall few months ago. Since then, we have lost many shoppers. Many people complaint that Pejabat Pos moved to Selayang Mall at 3rd floor was a big mistake. It didn't take into account the handicapped and elderly people. Besides, the parking lots are limited and narrow.




Persatuan wrote to Pejabat Pos Besar and they have agreed we can set up a mini Pos in our complex. What should our MANAGEMENT CORPORATION do now is to get somebody to set up private mini Pos with the approval of Pejabat Pos Besar as soon as possible.

The First Annual General Meeting to elect council members for our Management Corporation which was formed in year 2001 was a big step forward in resolving tons of problems faced by Kompleks Selayang Capitol.

The M.C is now busy preparing the setting up the new office which is next to Guard Office. Credits be given to council members who have been working very hard to take over the running of management operations.

The successful first AGM was only the beginning in resolving tons of problems faced by Kompleks Selayang Capitol. The next important task we have to do now is to organise a BRAIN STORMING SESSION to find out vision for our KOMPLEKS SELAYANG CAPITOL and plan to achieve it. We do have constraints but I believe we can achieve with concerted effort.

Now, we should call for BRAIN STORMING session soon by inviting speakers from KFC, Bintang Supermarket, Six Happiness, Song Birds & Fun Zone, Lotus and Management Consultant.

Previously, our Kompleks Selayang Capitol was not run by the owners of the complex and we find difficulty to tell them what they are suppose to do. Very often, they don't take our opinions seriously and they have their own agenda. Besides, we have problems with their preparation of accounts.

From now on , the owners are the boss of Management Corporation. As one of the owners , I appeal to all the proprietors of the parcels to start paying your service charge to our MC as per circular dated 16th Sept, 2009. NOW.

NO WATER BILL FOR MORE THAN 6 MONTHS




Mr J, a tenant in the Kompleks Selayang Capitol is grumbling why the management office is not billing him for the water usage for more than 6 months. He is feeling not at ease.

We really wonder the efficiency of the managing agent int the complex.

However, we are now hoping for the new MANAGEMENT CORPORATION to take over quickly and perform well.

CIMB MACHINES ROOM

Well, CIMB machines do provide convenience to CIMB accounts holders . But sad to say the room is very untidy and warm. New MANAGEMENT CORPORATION should report the matter immediately to CIMB officials. It is affecting the image of our complex.

1st happiness: MC council members were successfully formed on 16th Sept. 2009


2nd happiness: Six Happiness Restaurent (SHR) was confirmed to have purchased Bintang Lot about 3 weeks ago.


3rd happiness: Very soon LDS managing agent will TA PAU.


4th happiness: 4 CIMB machines started operational from 15th Sept,2009


5th happiness: Manager from Song Bird and Fun Zone has reassured that the plan to build Budget Hotel is still intact.


6th happiness: Newly elected council members in their meeting have decided to waive payment of interest for late payment charged by LDS managing agent.

KOMPLEKS SELAYANG CAPITOL AGM



CONGRATULATIONS TO OWNERS OF KOMPLEKS SELAYANG CAPITOL


First AGM went on smoothly today at Six Happines Restaurent. 2 important decisions were made as follows:-

1. 5 qualified owners were nominated and confirmed to be council members of our Management Corporation which was registered in 2001.

2. .The meeting has approved the service charge to remain at old rate ie. similar to the rate charged in 2008. Therefore, management agent has to make necessary adjustments or issue credit note to each debtor account for invoices issued from January to September, 2009 before handing over all accounts to our MC.

Note. We sere surprised to note that 55 out of 63 qualified owners attended the AGM. The figure shows that owners were fed up of capability of management agent and development of the complex.

IF I AM A MANAGING AGENT


If I am a managing agent :-



1. I will not go away because its a good money. Average RM 20,000 a month.

2. I would try to find out faults or any ruling that will prohibit owners from conducting the first meeting.

3. I would talk to developer to find out ways and means to stop the meeting.

4. I will not give up ,if possible because I will lose the use of office as my HQ for my other sites.

5. I would get help from MPS to find faults during AGM so that the meeting will not be valid.
6. I will get worried if AGM is held successfully because my accounts will be scrutinised and any fraud will be revealed.

7. I can use all facilities at the managing office freely such as telephone, fax, maintenanace , and other staff for my other sites. IMAGINE, IF I LOSE SELAYANG CAPITOL MANAGEMENT, ITS GOING TO COST ME A LOT.

NEWS FROM KSC, 5TH SEPTEMBER 2009

Mr Walter Chai from 2020 was officially appointed by Commissioner of Building, MPS to hold the first AGM for our Selayang Capitol Complex to elect council members who will be responsible to run the management of our complex.

Unfortunately, there is rumours going round that somebody is trying to instigate Innovest to find fault so as to prevent the smooth holding of AGM on 16th September, 2009(Weddnesday).

Dear proprietors, please make sure you attend the meeting on 16 Sept 2009 and give your moral support to Mr Walter Chai . We should be thankful to him for accepting the great responsibility to organise the coming AGM.

NEWS FROM KSC , 4TH SEPTEMBER 2009

1. Budget Hotel at Level 3 is being planned by the owners. Hopefully, it will materialise before end of the year.



2 Proprietors will elect new council members to run MANAGEMENT CORPORATION on 16th September,2009. We hope nobody will interrupt the formation of council members.


3. New Owner has bought over the lot of Bintang Supermarket two weeks ago. We expect the new owner to join force with new council members to upgrade the complex quickly.

REASONS NOT TO PAY

REASONS NOT TO PAY SERVICE CHARGE TO THE PRESENT MANAGEMENT AGENT.

One owner told us he is not at all happy with present management agent and give us his reasons not to pay service charge:-

1. The Management Agent was unable to provide audited accounts for the last 18 months. Under Act 318, accounts must be audited yearly.

2. The increse of service charge from January 2009 was invalid. The management Agent forced us to accept the increase. Our Management Corporation was formed and registered in 2001. Therefore, any increase in rate must be approved by the council of Management Corporation and it was not done. Before the first AGM, all proprietors are members of council.

3. We understand Persatuan has written to MPS to protest the increase in February and May 2009 . On 14th August,2009 Persatuan committee members met YDP of MPS to discuss the increase. YDP has instructed Commissioner Of Building to instuct Management Agent to withdraw the increase and issue credit note to all owners. So far, we have yet to be informed about the instruction from YDP.

4. In the last one year, we hardly see the complex manager in the complex doing his job functions.

5. Well, MC is to be formed on 16th Sept. 2009. Pay all your charges to our new council so that they can perform to improve our complex as soon as possible.

CIMB INSTALLING ATM MACHINES

On 27th August, 2009 , Telekom Malaysia came to instal telecom lines for 4 CIMB ATM Machines at the Ground Floor. Unfortunately, LDS did not allow Telekom men to go in the specific room to instal the lines for the reason that owner didn't pay service charges up-to-date. They have made the mistake again. CIMB ATM machines will bring benefits to our complex immediately. We shouldn't chase them away but allow them to instal the lines and talk to the relevant owner to pay the outstanding charges.


They should help us to bring up our complex and not to cause problem. They are not business minded and has been our liability.


TO PAY OR NOT TO PAY ?

小弟针对士拉央广场管理层有一些意见 :-
1. 公会真是禍不單行, 千幸万苦赶走了非法黑豹但却招来合法白狐狸. 唉!!! 替他们不 “底”.

2. 从08年3月至今, LDS沒把账目交给合法快记公司查账. 他们说我们欠某某公司多少钱我们就得给多少, 那么我们不就是傻仔LuLu吗?

3. 依据我的律帅,LDS在不正確的壯況下被市政府妥认为本广场的管理公司. 这回MPS (市政府搞出了个大頭佛来). 那就是说LDS不可以乱乱来或 “牙文牙武”. 发展商也沒合时招开第一次的联合管理妥员会常年大会 (Management Corporation, MC)(不是临时联合管理妥员会, JMB喔.), 它可是会被政府罚不超过RM25千.

4. LDS以什么理由胀管理费? 他们沒有招开紧急会议商讨就以MPS COB之名私自胀价. 常说不夠钱, 但他们可有费时尽力去向冥頑不靈的欠管理费店主收钱吗? 反而把问题加在我们身上, 这样他们的佣金就会高些. 他们过口口声声说是为我们好, 看来是为他们自己荷包好吧!!!

5. 相信大家都会收到LDS寄出的市政府COB的 “追钱/账” 信, 我律师说不担心害怕. 以上第1点和第 2点理由就足夠向市政府COB说我们不信认LDS而暂时不给钱. 等到真正合法的联合管理妥员 会(MC) 成立後方才给钱. 这些钱一定要付, 只是要给对的人.

6. 听可靠联合管理妥员会将在9月16日招开, 请大家準时(上午10点, 在3楼六福鱼翅酒家) 出席. 请不要再说沒时间/忙. 要广场再旺起来, 租金可提升, 店可卖得高价, 生意兴隆, 花点时间是值得的.
