One owner told us he is not at all happy with present management agent and give us his reasons not to pay service charge:-
1. The Management Agent was unable to provide audited accounts for the last 18 months. Under Act 318, accounts must be audited yearly.
2. The increse of service charge from January 2009 was invalid. The management Agent forced us to accept the increase. Our Management Corporation was formed and registered in 2001. Therefore, any increase in rate must be approved by the council of Management Corporation and it was not done. Before the first AGM, all proprietors are members of council.
3. We understand Persatuan has written to MPS to protest the increase in February and May 2009 . On 14th August,2009 Persatuan committee members met YDP of MPS to discuss the increase. YDP has instructed Commissioner Of Building to instuct Management Agent to withdraw the increase and issue credit note to all owners. So far, we have yet to be informed about the instruction from YDP.
4. In the last one year, we hardly see the complex manager in the complex doing his job functions.
5. Well, MC is to be formed on 16th Sept. 2009. Pay all your charges to our new council so that they can perform to improve our complex as soon as possible.
